With 3.7 million Brits claiming that they are likely to buy a new home this year, it is definitely time to make those home improvements that will ensure your property will stand out from the crowd should you decide to sell.
Some 53 per cent of potential buyers feel more positive about their prospects this year, according Santander.
A third of homeowners also predict that house prices will increase in 2012, making now the opportune moment to revamp tired decor and get homes on the market.
One of the main features of a property that acts a major selling point is the
kitchen. It is thus vital that the room is spruced up before opening your home to potential buyers.
Even if you're not moving, having a great looking kitchen can make a huge difference to the entire appearance of a house.
If you are looking for a quick way to revamp your kitchen, changing the floor can make tired designs look revitalised.
According to Carolyn Parker, interior designer, to ensure that homes are on trend, Brits should look to stone floors.
"Stone floors are what everyone wants," she said. However, they "can be prone to cracking" and may not be the same as the sample because they are a natural product.
Nonetheless, "the stone lasts forever" and there are types of stone, such as limestone, that are "very, very practical".
Ceramic tiles are also a fabulous option for the kitchen and can be used to create some interesting patterns, shapes and statements. Particularly if they are used in interesting ways, such as on the wall.
"The ceramic tiles you can get now are fantastic," Ms Parker explained. "They are so realistic - but because they are ceramic, they are less likely to crack and you know what you are getting [as] they are all the same."
Wooden floors are also a classic option, although many may find them "impractical" for the kitchen, where spills may be commonplace.
